lots of crazy weather going on. tons of snow for mountains and lots of rain and crazy warm temps in lowlands causing lots of probs. I hope our buddy Tim made the snowmobile trip ok. avy warnings all across the board.

hows this front affecting Nevada? the flooding now is crazy but this is just valley snow melt and the low lying reservoirs are filling very very fast, once the mountain snow pack begins to melt I think we will have some huge issues.

just another winter over here in the sw corner. bit over normal but no flooding to speak of yet. they say I am in a hundred year flood zone, which is just bs. it ain't flooded once in the 60 years since my house was built and it never will.nothing but the insurance companies way of recouping costs from the dummies that get flooded every year.
since the bank forced me to buy flood insurance , I HOPE A TIDAL WAVE HITS MY HOUSE.

Unless things have changed in the last 3-4 years, your ire is misdirected at insurance companies relative to flood insurance. They are simply a conduit for some of the necessary business functions for the Feds, it's a Federal Program. They have started to force regularly flooded areas to rebuild elsewhere, which is good for the overall program to keep rates down.

There are many cases of flood zones being redrawn. Get enough locals to get the local city/county to find a company that agrees with you, and it can happen. The banks essentially react to Fanny Mae etc. requiring the flood insurance to pass the mtg. along to the Feds. when loaning in flood zones. Very few banks keep their mortgage loans on the books, but if they do, they'll want flood insurance too if there is a 100 year risk.

It's essentially a nice tight Federal cabal, that is the only way to affordable offer flood insurance in flood prone area, as no insurance company can shoulder that risk. To keep the program solvent, some years back as I recall, the criteria were changed to bring more homes into the pool. I suspect if your area is a 100 year flood area, it is very unlikely any reputable company would offer info to reduce the risk to the point your bank would let your drop it. Probably more than you want on the topic, but wanted to offer what my experience with the issue was in case you want to try and get it changed.

I hope you never have a flooded home, it is an unbelievable mess. Getting just a few inches of flood water in a house, with all the silt, sewage, spilt fuel, is nasty, then the mold starts... You are correct, having a home swept away by a tidal wave is cleaner, and that happens too with tidal surges in some hurricanes.

mandatory flood insurance is simply another way to steal from folks to help pay for the poor choices of others . no different then obamer care.

Scary stuff. We had a bad go that way in W OR and W WA in 96. A bunch of snow melted by rain and warming weather, in Feb as I recall. There are lots of folks that get lulled into complacency regarding floods, often due to drainage/dike projects done 30-60 years ago that prevent most historic flood areas from flooding. One fails with high runoff, and a flood you will have. Hope you built on hi ground. It's been raining here off and on all day, so more wet stuff headed east I fear.

just saw where deep creek washed out a road by buhl. and there is concern for Bruneau bridge on highway 51 by bruneau.
probably the worst year I can remember but I still have zero fear my house will flood

where my house is I'm just worried about all the snow melt and rain against base of house, and basement. been shoveling massive amounts of snow away from house.

yeah that's how it was here . all but rained away now.

this round of storms will pass and it will be dry within a week.

If you don't want to have flood insurance or any insurance at all for that matter just pay off your house.

if I didn't have to pay insurance ,so that all the worlds losers can skate by, I probably would have had my house payed off by now.
